Buyers
In accordance with Money Laundering Regulations, buyer identification checks are required. A £10 per person fee (no VAT) is payable to cover the direct cost of these checks
Tenants
The asking rent does not include charges that may be payable before and/or during the duration of the tenancy, therefore you may be required to make one or more of the following permitted payments:
- A refundable holding deposit of £200.00 which is deducted from the first months rent as long as all terms and conditions as below are met by the tenant upon referencing.
- *The tenant/s are not subject to any CCJ’s or IVA’s or have a less than fair credit score.
- **The tenant/s are not within any probationary periods in their employment
- ***The tenant/s employment is not a zero hour or temporary contract.
- ****The tenant/s have not knowingly withheld any information that could cause them to fail referencing. If a tenant fails to disclose any of the above information and they then do not pass referencing then they will forfeit their holding deposit and it will not be returned.
- A refundable tenancy deposit (up to 5 weeks’ rent (or 6 weeks’ rent if the annual rent is £50,000 or more))
- A payment to alter the tenancy agreement, when requested by the tenant £50.
- Payments associated with early termination of the tenancy when requested by the tenant.
- Interest, at a rate of up to 3% above the Bank of England’s base rate, for late payment of rent (which is more than 14 days overdue)
- A default fee for the replacement of a lost key or security device
- Payments to service providers in respect of utilities, communication services, TV licence and council tax
- Other payments, permitted under appropriate legislation, including damages.
